Ready…Price it right the first time!

Decide what you will include in the sale or more importantly what is not included in the sale. For example your price may include the fridge and stove but not the washer and dryer. If the chandelier or ceiling fan are not included in the sale then replace them prior to showing the property. Consider all that is negotiable.

Talk to your bank or mortgage broker about any advantages you might be able to offer a prospective buyer.

Line up a lawyer or notary to handle the necessary paperwork. Remember whether you sell privately or list with an agent you will still need to retain and pay separately for legal counsel. Your lawyer will ensure that any agreed on terms and conditions are reasonable and adhered to.

Determine your bottom line, leave some room for negotiation and set a realistic price. It’s imperative that you do your homework before deciding on a selling price.

The #1 biggest mistake sellers often make is overestimating their property’s value. This decision can prolong or even permanently discourage potential buyers. As well you don’t want to take the risk of possibly underestimating your property’s value. Keep in mind buyers will have done their homework too. If you are not sure what your property’s fair market value is then talk to a professional who does!

If you get a Realtor’s appraisal done, you may want to consider lowering your listing price and split the commission with your potential buyer. This move would accomplish two positive outcomes 1. Buyers would be attracted to your home’s more favorable price point when compared to other homes having the same list of criterion 2. A quicker sale and a win win situation for both you and the buyer.

A professional appraisal can also have two positive outcomes 1. Your detailed report is a professional opinion of your home value today based on comparables and current market conditions 2. Having this report available to potential buyers would be considered a selling feature as this is generally a cost they would have to incur when establishing financing.

First impressions mean everything remember there will not be another opportunity for a first impression this is it so make sure your property’s exterior is clean and attractive helping to create a strong first impression. If you choose to leave the repairs up to the new owners you will definitely be leaving money on the table because they will always overestimate the cost of repairs and this would be reflected in any offer they may be considering if they consider one at all!

Paint, repair, remove or replace a fence that is in need of serious attention
Consider a fresh coat of paint on all trim work
Replace burnt out porch or deck lights
Weed flower beds
Mow and trim the lawn
Trim shrubs
Keep garage/carport free of debris
Clean and organize all outdoor storage areas

In general keep your yard and garden well maintained and free of all litter, toys or any unnecessary items.

Interior

First impressions mean everything remember there will not be another opportunity for a first impression this is it. In order to achieve a great one you must take the time to make sure your property is CLEAN inside and out. I can’t emphasize this enough. Yes, many great deals have been gotten by people who were able to see past the dirt but as many a deals have been lost by people who couldn’t. If you want to increase your property’s value, have the edge over other listings in your area and in the end put extra money in your pocket, then try a little elbow grease.

De-clutter! Consider having a garage sale. Post an ad in the KBOSS Classified section or pack it up and store it all off site. The idea is to show your home’s rooms as being as spacious as possible. Ensure each room has an identity. People need to know the function of each and every room. Another words, no furniture is just as bad as too much furniture.

Paint rooms that need painting
Have carpets steam cleaned
Clean windows inside and out
Replace burnt bulbs
Oil squeaky hinges
Organize all storage areas
People do look in closets to visualize space – make sure all towel, linen and clothes closets are tidy.
Wipe down all appliances
Make sinks, toilets and tubs sparkle

Open House

An open house is a great way to introduce your home to the market and allow prospective buyers an opportunity to view your property without feeling any pressure. At the same time you can ask for feedback on how your home compares in the neighborhood, an honest opinion can be extremely valuable when you’re serious about selling your home.

Viewing

You’ve set up an appointment to show your home to a prospective buyer so before they arrive.

Keep pets out doors or have them cared for off the property during the visit.

To light up a room and make it look bigger open all the curtains/blinds, turn on the lights and avoid clutter.

Keep televisions or stereos turned down.

Plan to do a quick walk around with them and be sure to take this opportunity to point out special features such as built-ins etc., after which allow them the freedom to take another look on their own. Give them some space and avoid being too pushy. If they are truly interested in your property they will certainly let you know.

Sold

Once you and a potential buyer have come to an agreement it is time to put the offer in writing. Typically the buyer will have the paperwork prepared by his or her legal counsel who will then notify you when they are ready for your signature. You often have a choice of either using the same legal counsel as the buyer or taking the paperwork to your choice of lawyer or notary to witness your signature. In either event just ensure that the paperwork is explained and you are in full understanding that what you are signing is what you and the buyer had originally agreed on. If you are satisfied then sign the papers and the deal becomes legally binding.
