Make sure that you know how much you can afford prior to your search. Ideally you should pre-qualify for a mortgage in order to be self assured that you are not shopping in vain. If you are just looking at this time than browsing the homes displayed on this website is the ideal alternative for you.
Line up a lawyer or notary to handle the necessary paperwork. Remember whether you buy privately or enlist the services of an agent you will still need to retain and pay separately for legal counsel. Your lawyer will ensure that any agreed on terms and conditions are reasonable and adhered to.
Now that you know how much you can afford it is time to decide on the must haves such as number of bedrooms, bathrooms etc. Narrow your search by putting your must have list in priority order then decide on a general vicinity you would consider living in.

Check the KBOSS website for open house postings, who knows, maybe the home you are interested in has scheduled one. Open Houses are a perfect opportunity to get an up close visual on what the market really has to offer.
Viewing
Remember be open minded and take a broad approach when viewing anyone’s home. They are likely to have differing ideas when it comes to decorating, landscaping or even cleanliness, than you do. Look beyond the wallpaper or paint color and try to envision your things in there. Carpeting and flooring are replaceable and would need attention one day anyway it doesn’t have to be right away. Concentrate on the structure and features that the home has to offer. We all have an innate desire to have our home and property reflect our own personal style so use your imagination.
Make an Offer
Now that you have found your castle and you and the seller have negotiated an agreement it is time to draw up a purchase and sale contract form. For your convenience KBOSS provides our full service clients with both the contract of purchase and sale agreement and the property disclosure form which are also available, free of charge, thru a Real Estate Lawyer or Notary’s office. You can complete the forms but do not sign them until your Lawyer or Notary has reviewed them with you making sure that the agreement between you and the seller is reasonable and reflects both parties best interest. To protect you from any costly surprises you should ask that the seller provide a completed property disclosure form as well it may be in your best interest to solicit the services of a home inspector.
